Service Overview
Once an applicant requests a loan from a financial institution/bank for a mortgage, the lender may carry out a mortgage valuation through a professional valuer to check (usually 10 to 20 minutes in length inspection) the property is worth what the applicant is planning to pay back. This mortgage valuation is basically for the benefit of the bank limiting only provides information to understand whether the property will act as viable security for the loan. Further, the mortgage lender will need to have a valuation for a remortgage, to check the property is worth what as on the application.
In general practice, our professional valuer will usually have visited the subject security/property to have a short and summarized report (in style and is usually only 4 to 8 pages in length) using recent sales data if required, driving past property databases. It is known that not all lenders provide a copy of the valuation report or an extract from it to their loan applicant.
In most cases, the valuation for mortgage purposes is subject to a limited photographic visit and mostly mirrors factors that are well-thought-out so important that they may disturb value the mortgagor and those condition of a property is well-thought-out and reflected in the valuation report prepared by our professional valuer.
